#1 Get Bids
Many times, it is helpful to get bids from two or even three remodeling contractors and compare them. This is not so you can find the cheapest. On the contrary, you may find that the lowest bid is because the company will use unprofessional laborers and install cheap products. Not only will you get more perspective on appropriate costs, but also you’ll get an idea of the caliber of work that each contractor will provide. A high bid could actually indicate the quality work you want.
#2 Make Sure They are Licensed and Insured
Even if a friend or relative has recommended a contractor that they have used before, you should do a little bit of background checking on them. It is quite easy to get the full company name and address, and make sure that the firm has a current state license and adequate insurance coverage. Beyond just “seeing” that they have a license number, make sure to check online that it is current. If there is a large, costly mistake done on your home, you will be thankful you have a company who covers it.
#3 Look Closely at the Contract
Contracts ensure that if a dispute arises, it can be dealt with in a manner that makes both sides happy. Every detail about your remodeling project should be included in this contract:
– A work timetable, ( estimated start and finish dates)
– Description of the work
– Payment schedule
– Time limit for fixing defects.
This is just the basics. If you feel something else needs to be included, add it!
#4 Never Pay Cash Upfront
If a contractor offers you a low price if you pay the entire bill up front and in cash, immediately stop contact with this company. This is not industry standard. In fact, this person is probably a scammer. You should not be asked to pay more than 30% up front. This is the best way to ensure that the work gets done when and how you want it.
#5 Trust Your Instincts
If you believe a company doesn’t have your best interest in mind, trust your gut. You should never have anyone in your home you feel uncomfortable with, and that includes a remodeling contractor. You will be able to find a team that you are comfortable with and who you have faith in, so don’t settle for anything less.
